5171KI KOROK® Intertenancy Wall Systems Specification

1.  GENERAL

If you have pre-customised this work section using the “questions and answers” provided as part of the downloading process, it may be necessary to amend some clauses to suit the final project-specific version.

The section must still be checked and customised to suit the project being specified, by removing any other irrelevant details and adding project-specific details and selections.

This section relates to the supply and fixing of KOROK® steel clad, lightweight aerated concrete (AC) fire and acoustically rated panels, as a non-load bearing inter-tenancy wall system.

The system is a proprietary high-performance wall that provides horizontal fire and acoustic separation between adjacent tenancies in the same building. The KOROK® Inter-tenancy System is suitable for use in medium and high-density housing, i.e. terraced housing and commercial multi-tenancy units. Modify or extend the above description to suit the project being specified.

1.4 MANUFACTURER/SUPPLIER DOCUMENTS

Manufacturer’s and supplier’s documents related to this section are:

List documents relating to this part of the work, i.e. technical product/system specifications, test reports, appraisals, certification, etc. Normally they will be referred to in the text by the abbreviated title.

Manufacturer/supplier contact details

Company:                         KOROK®Building Systems NZ Ltd.

Web:                                   www.korok.com

Email:                                 info@korok.com

Phone:                                0800 773 777

It is important to ensure that all personnel on site have access to accurate, up to date technical information on the many products, materials and equipment used on a project. In most cases individual products are not used in isolation, but form part of a building process. Also a particular manufacturer’s and/or supplier’s requirements for handling, storage, preparation, installation, finishing and protection of their product can vary from what might be considered the norm. Access to technical information can help overcome this potential problem.

Warranties

Use for listing all warranties relating to this section. Supplier and manufacturer warranties are those that are freely offered by the supplier or manufacturer, similarly installers and applicators. They are usually in their standard form and subject to their terms and conditions. Check the general section 1237 WARRANTIES for the date of commencement of warranties; which is normally Practical Completion of the contract, although not all suppliers, manufacture’s, installers or applicators will agree to this. Refer to the chosen conditions of contract as it may also contain information on warranties.

1.5  WARRANTY – MANUFACTURER/SUPPLIER

Provide a material manufacturer/supplier warranty:

15 years: For KOROK® materials

Refer to KOROK® Building Systems NZ Ltd. for details of Materials Warranty.

  •  Provide this warranty on theKOROK® standard form (if unavailable, use the standard form in the general section 1237WA WARRANTY AGREEMENT)
  •  Commence the warranty from the date of Practical Completion of the contract works.

Refer to the general section 1237 WARRANTIES for additional requirements.

Modify or expand the clause to suit project or manufacturer/supplier requirements, eg:

  •  Commence the warranty from the date of Practical Completion of the contract works.

Refer to the general section 1237 WARRANTIES for additional requirements.

Modify or expand the clause to suit project requirements, options include:

  • Commence the warranty from the date of completion of this part of the contract work

Requirements

1.7 QUALIFICATIONS GENERALLY

Refer to the general section 1270 CONSTRUCTION for requirements relating to qualifications.

1.8 ACCEPTABLE PRODUCT/MATERIAL SUPPLIERS

Where a product or material supplier is named in SELECTIONS, the product/material must be provided by the named supplier. Where there is more than one named supplier, any one of the named suppliers will be acceptable. Refer to other manufacturers details for specific information on their products.

This clause is used to nominate a supplier or suppliers to supply materials. It is not intended for nominating subcontractors which must be done in the specific conditions of contract applying to the work. Check with BCA for acceptability of multiple selection options.

Modify this clause to suit project requirements. Add references to other sections in the specification as appropriate.

1.9 NO SUBSTITUTIONS

Substitutions are not permitted to any of the specified systems, components and associated products listed in this section.

1.10 INFORMATION FOR OPERATION AND MAINTENANCE

Where KOROK® panels are exposed, an inspection should be carried out at least annually to ensure that no undue degradation is occurring. Where corrosion is identified, the cause must be determined and repairs made to restore the integrity of the system.

Where KOROK® panels are not exposed, no maintenance should be required. Damage to linings or claddings should be repaired immediately.

Performance

Note that in using the next clause you are setting a standard of performance for the contractor to meet. Specifiers should therefore consider adding some means of confirming (e.g.by testing or certification) that the performance criteria will be or have been met.

1.11 NOISE CONTROL TESTS

KOROK® noise control testing and results were found to be satisfactory by BRANZ for NZBC G6/AS1 as noted in BRANZ Appraisal 559 – KOROK® FS & NCS Systems and BRANZ Appraisal 1059 – KOROK® 51mm Wall Systems.

It is important to consider the requirements for the acoustic design of any surrounding systems; their performance must be at least equivalent to that required of the panels themselves.

1.12 SURFACE FIRE PROPERTIES FOR LININGS

Group Number to NZBC C/AS2, Table 4.12.1.1: Maximum permitted Group Number for internal surface finishes. Refer to SELECTIONS.

NOTE: For most internal applications a surface fire performance Group Number will be required to NZBC C/AS2, Table 4.12.1.1: Maximum permitted Group Number for internal surface finishes (services to Table 4.12.6.2: Maximum permitted Group Number for the surfaces of building services). If the Group number is established from BPS, Table 8.5.2.1: Material Group Numbers for some substrate and coating combinations, modify the clause.

Delete clause if not required. A Group Number may not be required in situations such as, the surface area is less than 5m² (NZBC C/AS2, paragraph 4.12.4.1 (a)), or the design is to NZBC C/AS1 risk group SH (houses etc).
